Thoroughly Review the Contract and deadlines.
Send contract and attachments to all appropriate parties.
Send out introduction email and open escrow.
Correct any errors on the contract.
Obtain Escrow Receipt and submit file for compliance.
Confirm Inspection access and provide to inspectors
Send client day before reminder email of inspection and deadlines
Follow up on repairs for receipts and/or photos.
Assist Buyers with obtaining Insurance Quotes
Introduce Title and Lender
Confirm buyer has signed the initial loan application/disclosure.
After Inspection, Request lender to order appraisal.
Follow up with Listing Agent on Appraisal Inspection Appointment
Obtain loan status throughout the transaction.
Deadline reminder emails.
Remind Lenders and buyers of Loan approval deadline
Assist with Binding Insurance
Request and obtain Association Documents and Provide documents to buyers or buyer's agent.
Confirm with HOA/Buyer/Buyer's agent on Application Submission.
Follow up/confirm on Approval
Verify Prior Survey and/or owners title policy
Request Title Commitment Prior to Deadline.
Request for a copy of lien/permit search report and Estoppel.
Confirm survey has been ordered and will come back before closing.
Provide/Obtain Utilities for buyers.
Schedule Final Walkthrough and Closing.
Request all keys/garage door opener/passes
Review Settlement Statement and Approval from Agent.
Confirm/Provide that Title received CDA.
Follow up on CD per TRID Guidelines
Follow up on Cleared to Close status from all parties.
Final housekeeping with all parties
Congratulations email to all parties
Final Compliance.
Client after closing email.
